Pick a Saturday, hop in our car, and we'll drive you to two or three communities in a single afternoon. No need to navigate, park, or remember which clubhouse was which — we take notes for you.

We handle the paperwork

Offers, disclosures, inspection reports, closing documents — we walk you through every page in person, in plain English. No digital signatures until you're comfortable with what you're signing.

We help sell your current home

Right-sizing means selling, too. We coordinate stagers, photographers, listing prep, and even movers — so you can focus on the next chapter rather than the box-packing.

We answer the phone

You'll talk to David or Tom directly — never an assistant, never a voicemail tree. Call or text anytime; if we don't pick up immediately we'll get back to you within the hour.
